Scheduling an Appointment with JWP Services, PLLC

Inspection hours are 9 am to 2 pm Tuesday through Friday. Start time is between 9 and 10 am.

A signed and dated Preinspection Agreement is needed prior to the start of the inspection. Please read the agreement and check that your information is correct before signing the agreement.

The agreement must be signed by the person/s who will be buying the property or their authorized representative. Sample Inspection Agreement

If any part of the inspection cannot be performed due to unforeseen conditions or beyond the control of JWP Services, PLLC the inspection report will note what was not inspected and the reason it could not be inspected during the time of the inspection. Reasons might include no access, locked doors, pets, safety concerns, items that do not exist on the property, or weather related.

Reinspection appointments, if needed, may be requested for an added fee.

Steps to scheduling your inspection appointment.

1) Call or text me at 815-245-7036 to schedule a time and date that works for you.

Then

2) Text the following information to 815-245-7036 or email to John@jwpinspections.com

• Your name, current address and contact information.
• Address of the property you want me to inspect. MLS number and/or PIN number if you have it.
• The name and contact information for your real estate salesperson.
• Date and time you would like me to inspect the property.

After confirming the appointment time and date with me please do the following

3) Arrange the appointment with the property owner’s representative.

4) Contact me to confirm the appointment is set with the property owner.

5) Confirm whether the home is occupied or vacant. Does it have a lockbox for gaining access?

6) Confirm who will meet me at the home to let me in and lock up when I leave.

7) Read, sign and return the preinspection agreement. This document serves as our contract, so it is important that you understand it and have an opportunity to ask me any questions about it before the appointment time. Check that the information you provided to me is correct.

8) Get ready for a great home inspection.

*I answer my phone and return calls, texts and emails as quickly as possible during normal business hours.  If I don’t answer right away, please send me a text with the information requested above. I might be in an attic, crawlspace, or another place where I can’t use my phone. I will call you back as soon as I am able to speak with you.

Inspection Pricing

Homes 1,800 square feet or less …………….…………………………………….………………………………………. $450.00

Homes 1,801 sf up to 3,000 sf.………….…………………………………………………………………………………… $575.00

Add $12.00 per 100 square feet over 3,000 square feet.

*Add $2.00 per mile for distances over 80 miles round trip from my Rockford office.

Payment is expected prior to or at the time of the inspection via Credit, Debit, Cash or Check.
